DESCRIPTION: ASPEN HILL, Circa 1834 - Resting on a picturesque hillside, 5 minutes from Staunton in Augusta County is this mid-1800's Brick in Flemish Bond residence with standing seam tin roof and grand entry. Extensive road frontage graces the 29+ acres, mostly open in hayfields, and a small stream traverses the width of the property. The entry is lovely with weeping willows and mature trees that shelter the home from the road. There is some pine forest on a small portion of the land. Formal gardens and courtyards lend themselves to create private, protected gathering areas with beautiful views of the gardens and surrounding countryside.

The main residence was retained in the same family until 1972, when the previous owners purchased the property. The current owners are only the third family to have held title to the estate, which is believed to be eligible for the Virginia Landmarks Register and the National Register of Historic Places. It has been indicated that Aspen Hill may have been used as headquarters for the Union army during the Civil War.

MAIN RESIDENCE: FIRST FLOOR - The columned front entry leads to a Center hall with marble floors (heart pine underneath), beautiful crystal chandelier and spiral staircase. The Parlor/Living Room is to the left and features an extraordinary mantel with intricate woodwork and detailing which frames the fireplace (newly lined). Ceiling heights throughout the home are 10? and the eye is drawn upward by the exquisite crown moldings with gold leaf inlay. To the right of the entry hall is the dining room with fireplace. This connects to a small hall library with parquet flooring and grants access to the master suite, conveniently located on the first floor. The gracious master bedroom with fireplace is further enhanced by stenciled gold leaf overlays on the walls and the mantel. There is also a staircase that connects to the bedroom above. The suite connects to a sitting/office nook, walk-in closet with built in shelving and drawers and a full bath with marble countertops. One of the most unique enhancements in the residence is the informal breakfast room which has an octagonal ?Fresco? ceiling featuring paintings of the various seasons. This room provides for informal dining or just sitting and relaxing while looking out over the extensive formal gardens and adjoining semi-circular brick terrace. Adjoining the breakfast room is the ceramic tiled kitchen with floral motif and terra cotta flooring which adjoins a butler?s pantry with cabinetry and sink. Just off the walk-through butler?s pantry is a lovely indoor courtyard which grants access to the informal brick courtyard with fountain and wrought iron gates beyond. The family room with fireplace is a cozy, warm room that at one time served as the Kitchen for the residence and still has the large fireplace complete with all of the hardware used at one time for cooking and preparing meals. There is a rear staircase that provides access to the vaulted bedroom above.

SECOND FLOOR – The spiral staircase in the front entry hall meanders to the second floor where the four additional bedrooms. Bedroom #1 is spacious and has a fireplace and rear terrace that overlooks the expansive gardens. A full bath is in the hallway just outside this room. Across the hall is another bedroom that has a wall mural painted by a local artist highlighting the owner?s interest in horses. The third bedroom could be used as a master suite and features a rear entry staircase from the master suite below as well as a full bath. The fourth bedroom has a vaulted ceiling and wide heart pine floors as well as a fireplace. This room is accessed by a loft which is currently in use as a home office.

MECHANICAL SYSTEMS: Heat is provided by propane fired hot water boiler system. Cooling is by heat pumps. The fourth bedroom does not have central air, but does have a wall unit in place. The majority of the systems are located in the cellar of the home and are accessed by an outside entry.

DEPENDENCIES: A Detached Brick two bay garage is currently in use for storage but would be ideal for use as a garage or possible conversion to a guest house. A small two stall stable provides room for horses.
